The Residential Body Corporate has obligations under the Work Health and Safety Act 2011.
All contractors carrying out work on or accessing common property with plant and equipment must
provide compliance documentation to our Caretaker PRIOR to commencement of work.
Non-compliance from contractors will usually result in being unable to commence work until
compliance is achieved, or their removal from site.
To avoid such an outcome, it is a requirement that all contractors make an advance booking with our
Caretaker so that attendance can be correctly co-ordinated.
All contractors attending the site must report to the Caretaker upon arrival. Contractors refusing to
do so will be requested to leave the site.
Contractors accessing common property or undertaking work on common property such as external
walls must have the work inspected by the Caretaker prior to leaving site. This is to ensure that the
interests of the Body Corporate are not compromised. Should the contractor not obtain the final
acceptance from the Caretaker, the owner of the Lot may be liable for any identified making good
costs.
Contractors or agents’ representatives who refuse to take instructions from the Caretaker or Body
Corporate Representatives or become abusive will not be tolerated and it may result in removal from
site.
It is recommended that contractors who may attend the site regularly, provide the
required information on an annual basis and updated as required.
Where specific safety matters are identified, a JSA should be provided in advance of attendance for each task.
